The beach, this weekend, looked and felt like July. There were a number of brides in gorgeous wedding gowns, and the sunset backdrop was breath-taking.  It is easy to see why so many flock to this beautiful area we call home.

The numbers are amazing. I have taken the neighborhoods East to West along 30A, broken down the availability, pending sales and the solds over the past year. Take a look and please let me know if I can answer any questions for you!

West End of 30A, Waterfront, Detached Single Family Homes

There are currently 16 active properties ranging $2,098,000 to $7,500,000. The average gulf front property is $3,667,812.00  with 2814 sf, and priced at $1,427.63 psf, with 265 days on the market. There are 2 pending sales at $4,495,000 and $7,195,000.  There have been 13 sales ranging $1,800,000 to $4,300,000 The average sale is $3,294,231 at 89% of list price with 3727 sf, at $953.43 psf with 188 days on the market.

West End of 30A, Waterfront, Condominiums

There are 32 active properties ranging $537,400 to $2,877,000 with the average property being $1,529,876 with 2587 sf, and priced at $590.55 psf with 268 days on the market. There is 1 pending property at $824,000 with 1564 sf, and 121 days on the market. There have been 24 sales ranging from $740,000 to $5,500,000. The average sale was $1,848,083 at 97% of list price with 2388 sf, selling at $723.57 psf, with 298 days on the market.
