2019 is starting off with an amazing amount of activity!  Although it is only January, this is the start of our Spring and Summer buyers and vacation guests searching for investment properties & vacation rentals.  I have a number of buyers searching for the right property to purchase, and inventory is still low.  If you are thinking about selling your home, now is a very good time to place it on the market!

West End of 30A Overview

Single Family Homes Update

Currently there are only 179 non-gulf single family homes available on the West End of 30A. They range in price from $199,900 to $5,200,000. There are 49 single family homes pending contract, and there were 274 properties sold in the past year ranging from $157,000 to $10,100,000. There are 14 gulf front single family homes available ranging from $2,250,000 to $5,495,000. There is one pending contract and there have been 14 sold in the past year ranging from $1,650,000 to $6,056,250!

Condominiums and Townhomes Update

There are only 25 gulf front condos available ranging from $534,900 to $3,900.000. There have been 31 gulf front condo/townhomes sold in the past year ranging from $536,500 to $5,500,000. There are currently 33 non-gulf condo/townhomes available ranging from $198,500 to $1,650,000 and there have been 87 non-gulf front condos sold in the past year ranging from $170,000 to $2,600,000!

There are currently 374 non-gulf front properties available ranging from $319,900 to $8,900,000. There are 98 pending contracts ranging from $199,000 to $6,190,000 and there have been 649 sales ranging from $250,000 to $7,000,000!  There are 20 gulf front single family homes available ranging from $2,290,000 to $4,950,000. There is one gulf front property pending with a list price of $4,895,000. There have been 26 gulf front properties sold in the past year ranging from $1,400,000 to $10,750,000.

Condominiums and Townhouse Update

There are currently 113 available non-gulf front condo/townhomes ranging from $197,500 to $6,900,000. There are currently 28 pending sales ranging from $180,000 to $2,500,000. There have been 283 sold properties ranging from $128,000 to $2,395,000. There are 40 gulf-front condo/townhomes available ranging from $445,000 to $5,995,000. There are currently 3 gulf front pending sales ranging from $769,000 to $1,375,000 and there have been 78 gulf front condo/townhomes sold in the past year ranging from $330,000 to $4,750,000.

Most Reasonable Single Family Homes Along West 30A!

There are quite a few wonderful neighborhoods along 30A where you can still purchase a reasonably priced home! Some of the neighborhoods will also allow vacation rentals!

  • Cypress Dunes: Prices range from $506,000 to $1,362,000 and recent solds are from $446,135 to $910,776. This neighborhood is an amazing location off 30A, and close proximity to Topsail State Park!
  • Cypress Breeze: Prices range from $549,999 to $865,000 and recents solds are from $430,000 to $740,000. This neighborhood is close to the beach, conveniently off Hwy 393 and has a resort style community pool!
  • Highland Parks: Prices range from $554,000 to $769,900 and recent solds are from $441,000 to $756,057. Fabulous location and nice amount of square footage for the price!
  • Ventana Dunes: Prices range from $459,000 to $548,000 and recent solds are from $325,000 to $645,000. Ventana Dunes is located just prior to Blue Mountain Beach and is full of Florida Beach Cottages with lots of charm!
  • Dunes Side on 30A: prices range from $597,500 to $884,965 and recent solds range from $576,333 to $728,000. This neighborhood has a phenomenal location and the homes are impressive in size and quality.
  • Lakeside at Blue Mountain Beach: prices range from $674,500 to $779,900  and recent solds range from $542,500 to $790,000. This gated community is just minutes from the beach and from experience makes a great vacation rental!
  • Beach Highlands:$499,000 to $2,895,000 and recent solds are from $400,000 to $2,495,000.  The prices vary greatly depending on location.
  • Forest Lakes: Prices range from $615,000 to $1,099,800 and recent solds are $672,000 to $865,500. This enchanting neighborhood has multiple lakes and park-like areas throughout and is set conveniently off 30A.
  • Gulf Place: Prices range from $999,000 to $2,900,000 and recent sold at $790,000 to $1,395,000. This neighborhood is gated, with large lots and easy proximity to the beach! Great Price at $349,000.
  • Village at Blue Mountain Beach: Prices range from $269,900 to $700,000 and recent solds at $269,900 to $700,000. This neighborhood has gates and consists of detached single family homes and apartments.
