Happy Holidays! 2018 has been quite a year!  We, as a community, are still coming together for the victims of Hurricane Michael, and during this holiday season our hearts will be with them.  All in all, through the adversity, this year has made us a stronger community. Talk about adversity and challenges, the real estate industry in 2018 has certainly bounced back from the 2008 housing crisis with a vengeance. I have been asked, many times, how my business survived the downturn of the market and I look back and think of all the wonderful people I had the pleasure of helping during those tumultuous years. I went from selling properties to helping owners keep their properties by staving off foreclosure. I assisted in the short sale of properties, working with the seller, attorneys and banks to help insure the seller would be forgiven for the outstanding balance at the end of the day. Ten years later we are experiencing a wonderful comeback!  2018 has been a banner year for sales along 30A. Take a look at the numbers!

Comparing Sales for 30A between 2018 & 2017,  here is what I have found for residential property.

The East End of 30A, year to date has an average list price of $1,410,190. and in 2017 the average list price was $1,396,956. The average sales price year to date is $1,137,097 and in 2017 the average sales price was $1,123,786. The average days on the market in 2018 is 186, and for 2017 it was 157. The absorption rate for 2018 is 7.51 compared to 2017 which was 8.67.

The West End of 30A, year to date has an average list price of $1,012,364 and in 2017 the average list price was $$1,038,039. The average sale price year to date is $934,285 and in 2017 the average sale price was $774,615. The average days on the market in 2018 is 133, and for 2017 it was 164. The absorption rate for 2018 is 6.79 compared to 2017 which was 8.14.

Rosemary Beach:  There are 31 Non-Gulf front Single Family Homes available ranging from $899,000 to $8,900,000. There are 6 Gulf Front homes available ranging from $3,750,000 to $11,900,000.  and 8 Condos available ranging in price from $699,900 to $6,900,000. There have been 37 Single Family Homes Sold this year, with the average sale being $2,473,083 at 94% of list price with 3209 Sq.Ft and an average sales price of $751.02 per Sq.Ft and averaging 240 Days on the Market. 

Seacrest: There are 29 Non-Gulf Properties Available ranging $540,000. to $1,299,000 and 1 Gulf Front property at $3,699,999. There are also 7 Condos available ranging from $156,500 to $675,000. The average sale for Seacrest is $858,633 at 96% of list price with 2505 Sq.Ft. and averaging $343.33 per Sq.Ft  with 173 Days on the Market.

Watercolor: There are 39 Non-Gulf Front properties available ranging in price from $789,000 to $5,755,000 and 2 Gulf Front properties available at $3,795,000 and $4,299,900. There have been 97 Sales of Single Family Homes with the low being $647,500 and the high being $4,995,000. The average sale has been $1,937,250 with 3110 Sq.Ft averaging $598.29 per Sq. Ft and 191 Days on the Market.

Alys Beach: There are 12 Single Family Homes Available priced from $2,850,000 to $5,500.000. There is one pending property and 24 Solds in the past year.
