Dear 30A neighbors, Just like the summer heat in Florida, the real estate market on 30A is hot!  School is out for many states surrounding Florida, and with the summer tourism season comes the interest in owning property at the beach. Our office has been tremendously busy with buyers searching for the right property and investment owners interested in property management for their vacation rentals. Our listings are selling quickly, with 42 Pinecrest Circle in Inlet Beach selling in under 60 days for $1,100,000 and a new condo listing on St. Andrews Bay in Waterhaven went under contract in less than 10 days on the market!  If you are contemplating selling, now is a great time. We would love to have the opportunity to meet with you and answer any questions you may have concerning the sale of your property!

 

West 30A, Detached Single Family Properties

Gulf Front: There are currently 19 gulf front, single-family homes available.  The lowest is priced at $2,250,000 with 1279 sq.ft. The highest is priced at $12,000,000 with 12,167 sq.ft. The average property is listed at $4,060,947 with 3911 sq.ft.  There is one pending property at $2,990,000 with 3717 sq.ft and went pending in only 34 days on the market! There have been 14 gulf front sales in the past year, with the lowest being $1,600,000 with 1280 sq.ft. and the high being $6,056,250 with 5983 sq,ft. The average gulf front home sold at $3,682,913 with 3701 sq.ft. and and 226 days on the market.

Non-Gulf Front: There are currently 159 single-family homes available. The lowest priced property is $200,000 with 858 sq.ft. The highest priced property is $5,950,000 with 8493 sq.ft.  The average non-gulf front home on the market is priced at $1,121,259 with 2851 sq,ft and averages $375.48 per sq.ft.  There are 55 pending properties with the lowest being $405,917 with 1390 sq.ft and the highest being $7,500,000 with 4800 sq,ft. at a price of  $1731.70  per sq.ft.  There have been 323 homes sold in the past year with the lowest sale being $195,000 with 774 sq.ft. and the highest sale being $10,100,000 with 6933 sq.ft. The average home sold at $812,377 with 2388 sq.ft. and at an average of #317.39 per sq.ft. in an average of 151 days on the market.

East 30A, Detached Single Family Properties

Gulf Front: There are currently 31 gulf front, single family properties on the market. The lowest is priced at $2,450,000 with 800 sq.ft. and the highest is priced at $12,500,000 with 9166 sq.ft. The average gulf front property is listed at $5,571,545, with 3718 sq.ft which averages $1635.61 per sq.ft. There are currently 5 pending properties with the lowest being $2,360,000 and 1463 sq.ft and the highest being $12,000,000 with 6462 sq.ft.  There have been 25 gulf front sales in the past year, with the lowest being $1,400,000 with 672 sq.ft and the highest being $8,925,000 with 7824 sq.ft. The average gulf front sale over the past year is $4,061,100 with 3626 sq.ft, which equals $1289,69 per sq.ft. in an average of 231 days on the market.

Non-Gul Front: There are currently 415 non-gulf front properties on the market. The lowest is priced at $309,900 with 768 sq.ft. and the highest is priced at $8,900,000 with 7526 sq.ft. The average non-gulf front property is listed at $1,564,679 with 2871 sq.ft. There are 151 pending properties with the lowest being $344,800 with 924 sq.ft. The highest property is priced at $6,495,000 with 7386 sq.ft. There have been 680 non-gulf property sales in the past year.  The lowest sale is at $205,000 with 672 sq.ft and the highest sale is  $7,350,000 with 7444 sq.ft.  The average non-gulf front property sold at $1,263,962 with 2687 sq.ft, for an average of $443.81 per sq.ft.
