30A Real Estate Market Set 2018 Update

It has been an extremely busy real estate season on 30A!  Although it is September, all indicators are showing it will be a great fall season for real estate sales as well! After all these months writing for South Walton Life, I feel as if I know you!  I think it is time that I share a little about myself and my business. As a girl, I learned the value of having a good work ethic. I was all of twelve, riding my bicycle, delivering rent notices to tenants and checking on properties for an area property owner.  That, I like to think, was the start of my real estate career. I worked for years, marketing and advertising properties for investors and developers, filled multi-housing projects until they had a waiting list, managed high-rise condominium projects, and marketed senior-living housing communities. In 1993 I became licensed to sell.  I spent many years as a single agent, and year after year was a top-producer, and award-winning agent. I received recognition in the top 1% internationally with an Atlanta Broker.  I formed a team of high-producing agents in North Atlanta, cultivating a stellar reputation and doing a tremendous amount of business. After years of living off 30A, the synergy between the areas still amaze me. I have Atlanta clients looking for properties in this area and I still have clients there that entrust me to list their homes. There are only 14 gulf-front, single family homes listed for sale, with the low being $2,250,000 and the high being $4,850,000. The average list price is $3,531,643 with 3493 sq.ft. There have been 14 gulf-front properties sold in the past year with the low being $1,600,000 and the high being $6,056,250 The average sale was $3,411,906 at 95% of list price, with 3499 sq.ft. and at an average of $1,048.91 per sq.ft and 189 days on the market. 

East End of 30A, Gulf-Front

There are currently 29 gulf-front single family homes listed for sale, with the low being $2,390,000 and the high being $14,750,000. The average gulf-front home is listed at $5,651,310 with 3675 sq.ft.  There have been 24 gulf-front single family homes sold in the past year with the low being $1,400,000 and the high being $10,750,000. The average gulf-front home sold at $4,420,771 at 93% of list price, with 3493 sq.ft at $1,442.10 per sq.ft and 280 days on the market.
